Overview: Recently, property owners have been notified of the results of a statistical update of property values for 2022 conducted for the City by Vision Government Solutions. The revaluation effort is intended to equalize the values of every property in the City in order to achieve a fair distribution of the tax burden. If you have questions and wish to discuss your 2022 revaluation, please do not contact the Lebanon Assessing Office. Informal hearings are being conducted by Vision Government Solutions, not the Assessment Office. Scheduling instructions as well as 2022 Revaluation Reports can be found at LebanonNH.gov/2022Revaluation.

Complete Details: 

In the final quarter of 2021, the City of Lebanon contracted with Vision Government Solutions (VGSI) to perform a statistical update of property values for 2022. The revaluation effort began in early 2022 with a first phase in which data collectors visited properties that have recently been sold to verify property characteristics. A statistical update/revaluation was then conducted to determine the current fair market value of every property in the City. This process is meant to equalize the values of all properties for a fair distribution of the tax burden. 

Upon completion of the first phase, notices summarizing the revaluations were mailed to taxpayers with the proposed new assessed value of their property. These proposed values represent 100% of the fair market value as of April 1, 2022. Please note that these notices are not a tax bill and the indicated value does not reflect or include any exemptions or tax credits that may be applicable. Property owners should not multiply the new assessment valuations by the current tax rate in an attempt to estimate their property taxes. A new tax rate will be provided by the NH Department of Revenue Administration once the hearings have been completed.

If you have questions or concerns about the revaluation process or the new valuation of your property, you may schedule an informal hearing with a representative of Vision Government Solutions to discuss the new assessment. Appointments for a telephone hearing with a Vision representative may be scheduled online or by phone between the hours of 9:00am-4:00pm, Monday – Friday. Scheduling instructions as well as 2022 Revaluation Reports can be found at LebanonNH.gov/2022Revaluation.

Additionally, the City of Lebanon has migrated its assessing database to Vision Government Solutions where you can review your assessment summary, building data, sales history, and general valuation information. The new assessing database is located at LebanonNH.gov/PropertyDatabase.
